Attractive and spacious independent villa with private swimming pool, located in the Lazio region, on the Umbria border. The villa is on a hill which enjoys delightful views of the vineyards and the surrounding landscape. The villa, a former farm house that has undergone skilful reconstruction, features a wealth of amenities and is situated on a large estate which includes three other holiday homes. The villa offers guests a high level of comfort and privacy, and the latter may make use of their own garden with private swimming pool (at only 10 metres from the villa and can be viewed from the living room window), barbecue and a Tuscan terracotta terrace. There is a bedroom and bathroom for disabled people on the ground floor. Additional services, shared use for all guests, include: a tennis court, 5-aside football pitch and ping pong (these services may be used at the Agritourism building, approximately 300m from the villa).
This property also makes a great base for visiting the interesting surrounding area: the Reatina Valley with its Franciscan Sanctuaries, Farfa Abbey, the Romanesque churches of Vescovio and Santa Vittoria, archaeological sites and the ancient Roman cities of Trebula Mutuesca and Forum Novum, as well as the town of Rieti.
A drive along beautiful scenic B-roads will lead to lakes Bracciano and Bolsena, as well as a wealth of famous art cities in central Italy. Rome is close by and may be reached easily by train or car.

Upon arrival guests will receive a welcome hamper complete with food items such as milk, water, wine, bread, oil, coffee, etc.
