Holiday Villa in Lubriano

Lovely private villa with guesthouse and pool, situated at the border of the regions Lazio and Umbria. It is located on a vast property of more than 40 acres, in the middle of a natural reserve. Beautifully situated on a giant hill leading down to the river with views to the Calanchi valley and the medieval town of Civita di Bagnoregio. The holiday home is ideal for a stay with family and friends since it offers privacy due to the fact that there are different bedrooms and bathrooms (some of the bed- and bathrooms are reachable through a few steps). One of the bedrooms is located in a guesthouse just a few steps away from the main house and pool. From the kitchen there is easy access to a great kids loft with a special ladder for fun. The children that will use the sleeping loft should be able to negotiate the ladder staircase leading from the kitchen. There is also an outside door to reach the loft space if you don't want to crawl through the ladder space. This unique holiday home is an open space on several levels and offers a comfortable and bright accommodation.
The large private garden with the swimming pool (reachable via some stairs) offers plenty of space for sunbathing or relaxing in the shade of the pergola and enjoying the Italian climate. This holiday house is secluded and quiet and offers privacy. You can see no other houses, the only lights are the fireflies. This is the perfect place for who is looking for a real escape immersed in nature in a beautiful part of Italy. Also for families with children this is the ideal tranquil surrounding with lots of playing space for kids. Due to the location of a cliff of tufo stone behind the house, this blocks out the wind and offers great possibilities to have lunch or diner outside, sometimes even possible in winter.

This villa is the ideal starting point for day trips to not only the Lazio region but also for exploring unspoiled Umbria. Lake Bolsena is located at only a 20 minutes drive. You can also enjoy the coast of Lazio (circa 73 km). Cività di Bagnoregio (ca. 5km) is a wonderful medieval village reachable only by a footbridge. Also Orvieto (ca. 30 minute drive) with the beautiful cathedral, Perugia and Viterbo are worth a visit. You can also easily visit beautiful cities like Florence and Rome, which are both reachable by fast train from Orvieto in 1,5 hours.

In case you want to stay in this villa with a bigger group, you can on request also hire a small romantic cottage down the private road.
In case heating is needed, you can use the supply of cut wood free of charge, or you can use the propane tanks (costs about €60 per tank which you can use for something more than 1 day by normal use).
